Sustainability is at the heart of every decision in Arbour Margaret River. True to its name, this land estate is designed to celebrate the iconic beauty of the South West, with careful planning to reflect local character and environmental responsibility. From native tree planting and waterwise landscaping to natural water management and extensive green space, every aspect has been thoughtfully crafted to minimise our carbon footprint.
Our commitment extends to an inclusive, intergenerational community, and sustainable building materials in the Residents Clubhouse, echoing Margaret River’s legacy of environmental stewardship.
- A real tree-change community
Compared to the standard 10% of non-residential space found on other land estates, Arbour Margaret River has an impressive 29%, that’s over 19ha dedicated to green corridor connections and open space. The green belt that runs throughout the estate weaves together canopy covered walking trails, mountain/BMX bike tracks designed by Magic Dirt, a feature adventure playground and a shared playing field. Adding to that is the connection to the Darch Trail / Wannang Biddi, a tree covered trail leading right into Margaret River town.
Before Arbour Margaret River is launched, thousands of new marri and karri trees will be planted to line the streets and create the scenic new paths and trails. Stage 1 alone has over 7,500 trees being planted including iconic karri sourced from the Boranup area before it was declared a National Park.

The masterplan promotes a healthy lifestyle through expansive green spaces, walking trails, and recreational facilities, fostering active living and connection to nature.
Inclusive Community Arbour integrates an Over 55’s community, providing them access to the Residential Clubhouse. This helps address loneliness by fostering social connections. Loneliness is recognised as a leading contributor to poor health and mortality.
Intergenerational Living With childcare
and a primary school incorporated into the masterplan, residents of all ages live close together, promoting interaction, support, and a sense of belonging across generations.

The estate incorporates innovative practices to
conserve water and support the environment:
Waterwise Landscaping Tubestock planting
is used for regrowth without irrigation,
and waterwise plants are recommended
throughout the estate and for home gardens
to reduce water consumption.
Rainwater Collection A temporary dam onsite
captures rainfall to be used for civil
construction and dust suppression, reducing
reliance on scheme water.
Recycled Water Recycled water will irrigate the
District Oval and school, further conserving
resources.
Natural Water Management Larger open
spaces capture stormwater, allowing it to
infiltrate the groundwater rather than flowing
into streams and the ocean, supporting natural
water cycles.
Goal 7 - Ensure access to affordable, reliable, sustainable and modern energy for all.
Arbour Margaret River includes the following sustainable energy initiatives:
Solar and Battery at the Clubhouse The Residential Clubhouse will be equipped with solar panels and battery storage, reducing reliance on traditional energy sources and promoting clean energy use.
Microgrid for Land Lease The land lease portion of the estate will feature a microgrid system, providing a reliable, sustainable energy supply while lowering costs.
Solar Recommendations for Homes Residential buyers are encouraged to install solar systems in their homes, further promoting clean, renewable energy throughout the community.
Goal 9 - Build resilient infrastructure, promote inclusive and sustainable industrialization and foster innovation.

Lifecycle Analysis on Clubhouse Materials
The materials used for the Residential Clubhouse are carefully selected through
a lifecycle analysis to ensure longevity and minimal maintenance. This approach promotes durability, reduces future resource use, and supports sustainable construction practices within the community.

Green Spaces and Trails Around 30% of the estate is dedicated to green open spaces, with thousands of Karri and Marri trees being planted. Residents can enjoy 4km of walking trails, 2km of mountain biking tracks, and community gardens.
Inclusive Living Arbour is the first in Australia to offer Over 55’s access to a Residential Clubhouse, promoting intergenerational living and inclusivity.
Community Hub The Residential Clubhouse acts as a community hub, bringing people together through shared amenities and experiences.
Sustainable Mobility Over 55’s benefit from communal transportation, including a bus for town trips, a shared car, and electric bikes.

Arbour Margaret River is actively working towards reducing carbon emissions and mitigating climate change impacts.
30% Green Space 30% of the masterplan is dedicated to green spaces, compared to the 10% typical in standard developments. Arbour helps offset civil construction emissions and reduces heat mass through extensive tree planting.
Sustainable Building Homes are encouraged to use solar power, battery storage, and sustainable materials, with no gas provided, promoting clean energy use and significantly reducing emissions.
Resort Longevity A lifecycle analysis ensures the resort’s materials are durable and require minimal maintenance, further reducing resource use.
Carbon Offset Partnership Arbour’s partnership with Trillion Trees Australia allows buyers to offset 100% of the carbon generated from their home’s construction by planting trees, confirmed by Emerge Consultants
to balance emissions through a $1,500 contribution per home.
Goal 15 - Protect, restore and promote sustainable use of terrestrial ecosystems, sustainably manage forests, combat desertification, and halt and reverse land degradation and halt biodiversity loss.
